Terms of Service

These terms describe what TakeoffSpeed does, what your plan includes, and where the responsibility sits. Plain language, current practice. It is not a substitute for a lawyer-reviewed agreement.

Who we are and what the service does

TakeoffSpeed is browser-based software for small general contractors. You upload a PDF plan set. The service produces a trade-grouped takeoff with page-level evidence and confidence labels, researches material prices, lets you split self-performed work from subcontracted work, sends subcontractor quote requests, collects the returned quotes, and assembles a proposal.

It is software. It is not estimating services, engineering, design, or professional advice, and no one at TakeoffSpeed is acting as your estimator.

Your account and plan

You need an account and a paid plan. Your first takeoff is free inside a 14-day, card-backed trial; there is no ongoing free tier. The plans are:

  • Solo — $200 / month 5 successful takeoffs per calendar month. For owner-operators bidding a few jobs a month. Subcontractor RFQs included.
  • Crew — $399 / month 15 successful takeoffs per calendar month. For small GCs coordinating their own work and subcontractors. Subcontractor RFQs included.
  • Shop — $699 / month 40 successful takeoffs per calendar month. For estimating teams running several bids at once. Subcontractor RFQs included.

Takeoff caps are counted per UTC calendar month and reset at the start of the next one. A run that fails does not count against your cap. Annual billing is charged at 10 months of the monthly price.

Keep your login credentials to yourself, and keep the details on your account accurate. You are responsible for what happens under your account.

Accuracy and your responsibility

TakeoffSpeed produces a takeoff by reading your plan set with an AI model. It can miss items, misread a schedule, or state a quantity that is wrong.

Every line carries a confidence level, high-confidence lines carry a page citation, and the app flags lines that need review. Those flags are a starting point, not a guarantee that the unflagged lines are right.

You are the estimator. Before you submit a bid, send a quote request, or sign a contract, you must check the takeoff against the plans yourself.

Prices from material research are estimates from public sources at a moment in time. They are not quotes and they are not held.

Subcontractor quotes are the sub's numbers, not ours.

Acceptable use

  • Upload only plan sets and documents you have the right to upload.
  • Do not use the service to break the law or to infringe someone else's rights.
  • Do not resell, sublicense, or share your account so other companies can run their takeoffs on your plan.
  • Do not attempt to scrape, reverse engineer, overload, or work around the limits of the service.
  • Do not use the subcontractor quote request feature to send unsolicited bulk email that has nothing to do with a real project.

We can suspend or close an account that breaks these rules.

Your content and plan sets

Your plan sets, takeoffs, and bids stay yours. You give us only the permission we need to run the service on them: store them, process them, and show them back to you.

  • Uploaded plan PDFs are stored as per-user blobs in Vercel Blob storage.
  • Plan sets are processed by a third-party AI model provider (Anthropic) to produce the takeoff. We do not use your plan sets to train AI models.
  • Material pricing research sends line-item descriptions to third-party web-search providers. Your plan PDFs are not sent to those providers.
  • Subcontractor quote links are token-scoped: each sub gets a unique, unguessable link that expires, with no login and no access to anything but that one request.
  • Your prices never reach a subcontractor. The quote request carries description, quantity, unit, and spec only.

Subcontractor quote requests

When you send a quote request, you are the sender. It goes out under your company name and your reply-to address, with the scope, quantities, and deadline you chose. TakeoffSpeed relays the message and hosts the link the sub uses to answer.

We are not a party to whatever you and the sub agree to. Returned quotes are the sub's numbers and the sub's stated inclusions and exclusions. Read them before you apply them to a bid.

Payment, renewal, cancellation

  • Billing runs through Stripe. TakeoffSpeed does not store your raw card number.
  • Plans renew automatically — monthly on a monthly plan, yearly on an annual plan — until you cancel.
  • Annual billing is 10 months of the monthly price, charged up front.
  • Cancel anytime. Cancelling stops the next renewal; your plan runs to the end of the period you already paid for.
  • The first-takeoff guarantee and the Sunday-Off guarantee are honored by email to feedback@takeoffspeed.io. Refunds are processed by hand.
  • Prices can change. We will tell you before a change affects your renewal.

Disclaimers and limitation of liability

The service is provided "as is" and "as available." We make no warranty of accuracy, completeness, merchantability, or fitness for a particular purpose, and no warranty that the service will be uninterrupted or error-free.

TakeoffSpeed is not liable for indirect, incidental, consequential, special, or punitive damages. That includes lost profits, cost overruns, a losing or underbid job, and any bid you submitted in reliance on a takeoff.

Our total liability for any claim is capped at the amount you paid TakeoffSpeed in the twelve months before the claim.

Some jurisdictions do not allow certain warranty disclaimers or liability exclusions, so parts of this section may not apply to you.

These terms are governed by the laws of the State of Alabama, without regard to its conflict-of-laws rules.

Changes to these terms

We can update these terms as the product changes. If a change matters — pricing, how your data is handled, what you are agreeing to — we will say so by email or in the app before it takes effect. Continuing to use TakeoffSpeed after that means you accept the updated terms.
